The quality of the finishes within 9 Yarra Street are evident, as you enter the ground-floor Lobby.

And these finishes are continued right throughout the building — which is probably why it has leased up quickly, and attracted such a good calibre of tenant, despite the global turmoil.

One of the great initiatives taken jointly by the Council and developers is the creation of Yarra Lane. This will form a busy pedestrian mall … running from Como in Chapel Street, through to the South Yarra railway station.

It starts in Daly Street, weaves between the various new developments … and will ultimately have escalator access right in front of 9 Yarra Street, directly onto the Station.

As you saw from the skyline photo above, the views from some of the Offices themselves are quite spectacular. And the quality of the internal finishes is top-notch.

Plus, being right beside the South Yarra Station is a real bonus for your tenants.

To help you gain a better appreciation of where the current Office market stands, here are a few recent articles that have appeared in the daily media.

To date, the handful of Suites made available by the developer have simply gone like a shot.

Their asking prices ranged from $198,000 to $825,000 … reflecting net yields of 6% per annum.

And as you can see from their report, these figures are right in line with the Charter Keck Cramer analysis.

Therefore, if you do have an interest in securing a quality, inner-city Office investment … make sure you let us know straight away. Because … you probably won’t see these few remaining Suites around for much longer.
